One of the most important questions a buyer can ask is simple: Is this home overpriced? The best way to answer it is by comparing recent sales.

Of course, every home is unique — factors such as renovations, upgrades, location within the neighbourhood, and lot characteristics can affect value. But comparable sales remain the most reliable starting point.

When you see a gap like this, look closely for what might explain it: major renovations, a premium lot, or unusually strong demand. If nothing justifies the difference, the listing may simply be overpriced.
